    Vented (loft tank) systems are cheap and reliable but deliver low-pressure hot water. Unvented systems run at mains pressure — strong showers from every tap simultaneously — but require G3 qualified installation and annual servicing. For most modern Surrey homes with 2+ bathrooms, unvented is the right call.

    Building Regulations Part G3 requires annual servicing of all unvented hot water systems by a G3-qualified engineer. Without documented annual service: home insurance can be voided, the system becomes a safety risk (T&P valves can fail), and any subsequent failure is on you.
